Weeks ahead of schedule, a Salt Lake City Zwick Construction team turned over the Peak JCB Dealership in West Valley City last month. Not without challenges, this impressive project represents hard work from the project team and trade partners–and a solid relationship with the owner, a repeat client for Zwick.
The Peak JCB Dealership is a steel-framed building with metal panels on the exterior. The facility features 4,500 SF office space/parts storage and 6,000 SF shop space. Uniquely, the shop space houses a ten-ton bridge crane for mechanic use. Outside the building, the property has ample yard space for demonstrations and inventory. From the green panels and bright yellow signage, the entire project epitomizes the Peak JCB brand.
The contract for Peak JCB was design-build, which allowed the preconstruction and project team to get in early and fix design issues. Uniting with a long-time partner, Gould-Plus Architects, the team worked together openly to develop a working schedule.
Even still, the team faced some unforeseen challenges. Namely, the water table at the property was high. In fact, the property foundation sits under the water table. This required the team to excavate down to seven feet, backfill with structural fill, then install alternating cobble and structural fill with multiple fabric barriers for water drainage.
Next, coordinating with such high bay doors brought some extra challenges for the team. To solve this issue, the team had to plan specific routing for plumbing to run through the center of the building.
As the superintendent explained, overcoming these challenges and more was made possible through skilled trade partners. He said, “We had great subcontractors on this project. They just wanted to figure out how to make it work without any drama. They were terrific to partner with.”
