Nearly 40 years ago, Zwick Construction turned over the newly-expanded and remodeled Foothill Village to the owners. Now in 2024, we’re excited to be back at this iconic retail center to complete additional modifications.
Foothill Village is a 280,000 SF retail center in Salt Lake City. It boasts over 40 retail, food, and health/beauty tenants. The outdoor mall ranges from one- to two-stories and features an underground parking garage.
The renovation and redevelopment project will affect many of those areas. First, the former anchor tenant store, Stein Mart, will be redeveloped into a collection of smaller retail spaces and a central open-air plaza. Currently, teams are working on demolition and have nearly completed removing the existing roof and other major portions of the building.
To support the weight of the new shops and preceding demolition, teams are required to complete shoring in the 1980s parking garage underneath the former Stein Mart. With limited parking stalls, the Zwick project team has carefully planned how to partition areas to allow for the most parking while also protecting work areas.
Next, the project will also affect each tenant shop by renovating the current facades, bringing an updated and clean design to each store. Construction has begun at the north end of the mall, moving south by phases. Currently, teams are framing and reinforcing/replacing footings and foundations.
Since each shop at Foothill Village will remain open for business throughout construction, the project team has been cognizant of tenant owners and shoppers. For example, they’ve installed fence screen on each phase of construction to direct shoppers. They’ve also held meetings to answer questions and discuss construction activities with those tenant owners. These represent two of the many efforts they’ve made to keep the mall running as normal as possible.
