CONSTRUCTION MANAGER AT RISK
The most popular delivery method, CM/GC and Construction Manager at Risk models entail the contractor act as a consultant in the design process. The owner and contractor work together, along with the architect, to define a maximum budget amount, and the contractor accepts the risk for hitting the deadline and staying within that budget. The contractor manages the process, selects trade partners, and coordinates jobsite work-flow.

Design-Build
In this delivery method, Design-Build combines the construction and architecture/design team into a single contract. The contractor and architect form a partnership and work together from the start, meeting the client's needs. The contractor assumes the risk of the project.

General Contracting
In the General Contracting delivery method, the architect is chosen and works with the owner. Following completion of the design, the contractor is selected the build the project according to the designs and agreed-upon budget/timeline.
